In
this section provides a choice of reports that are pertinent to, when building
a home.
Pre-Hand
Over and Practical Completion Inspection:- We are your eyes, when
the builder informs you that your new home is almost complete and is ready
for a " Pre-Handover Inspection " that is when you
contact our office and arrange for one of our inspector can attend with
you and the builders supervisor and systematically go through the home
and document all unsatisfactory or incomplete items of workmanship in order
for the builder to get ready for the final "Practical Completion Inspection".
The builder/supervisor will do all the note-taking, as we go through the home,
inside, outside, in the roof cavity and on top of the roof. You must inform
your builder in writing of our attendance. Please note the builder cannot
refuse access to the home, during normal working hours, as this would be a
breach of the "Home Building Contracts Act of 1991" as the
"Act" clearly states in Part 4, clause 26 - "Access for
inspection of building work" - that the builder must not prevent
the owner or authorised person from inspecting the home building work
to which the contract relates. if the owner or authorised person is acting
in acordance with the contract, refusal is punishable by a $1000.00 fine.
Progress
Claim Reports:- When the builder calls for your next draw-down on the
building Contract, that is when you contact our office and arrange for one
of our inspector to assess the workmanship to date. The report will include
as series of digital photos with narration under each photo as to what is
wrong and what needs to be done to rectify any problems encountered. A second
copy can be requested or our office can email a copy directly to the builder.
On our next inspection we will try to determine if the problems encountered
in our previous report have been carried out.
Workmanship
Report:- You may be concerned of, what you perceive to be, unsatisfactory
workmanship that is currently under construction of your home. That is when
you contact our office and arrange for one of our inspector to assess the
workmanship to date. A written report is complied using digital photos or
you can meet our inspector on site for a verbal interpretation and commentary.
Building Maintenance Report:- When your maintenance on your home is due, that is when you contact our office and arrange for one of our inspector to assess and verify the maintenance items to be carried out by the builder.
